Wholesaling Tips
This is a continuation of “The Great Escape” audio podcast reality show with Eric Thiele. Eric has been given assignments each week to help him get his wholesaling business started. In this episode, Eric catches us up on the challenges he has faced and the successes he has achieved over the last few months.
Sean: Yeah, so Pat Live…
Eric: Go ahead and tell the audience.
Sean: Pat Live is an answering service. You can basically give them a script. They can take all the information down and drop it into Freedom Soft, which is our contact management software for buyers and sellers. Drop it into there and then you can look at the information and determine who you’re going to talk to. And it’s not a hiree. It’s fairly inexpensive to have your phone answered 24/7. So that may be something you might want to check out.
Eric: Right. But, another thought that I’ve had is I probably should start looking around at other areas around the country, as far as wholesaling. Why do I have to focus on an area where I’m physically co-located with the properties?
Sean: You don’t.
Eric: Now if the numbers aren’t working, you know, the margins are so tight here in Austin, I’m sure there are plenty of other places where they’re a lot wider like Detroit.
Sean: Right. Or Dallas. You know Dallas County? I went on the website there. I was just looking because we’re going out to Dallas for the Extreme Freedom event. I was just looking to see what’s going on there. There are a ton of properties available there. I think there are 25-30 just investor, if I remember. I haven’t checked recently, but properties are available to bid on and they look like pretty smoking deals. At least it’s in your state, right?
Eric: Yeah. And I should go back and correct something. When I said there didn’t seem to be any HUD properties here in Austin Proper, I meant fitting my criteria. I always go for a three/two. You know, I don’t look for odd properties like two bedroom one bath, or one/one, or something like that. I look at three/twos or better. I’m not finding any thing in that part of the market or segment.
Sean: Yeah, in Dallas County right now, there are 14 properties. There are 2/6, 3/2 and a half, 5/3, 3/2, 3/1, 2/2 and a half. Dallas is a pretty big market. We’ll talk off air, but I have a connection with the largest cash buyers in the Dallas market. So we can give you that information if you want. That might be able to help you out just a little.
