Wholesaling Steps

This is the continuation of the Flip2Freedom podcast transcription. In this episode, Sean interviews the nation’s #1 wholesaler, Kent Clothier, and finds out how he created a wholesaling empire – averaging over 50 deals a month.

Sean: Your method of this reverse engineering the wholesaling process is, you are not bidding on that home unless you have that buyer already interviewed, and you know exactly what they want. There is the 100% confidence that you know, if you get the winning bid, you can sell the property. That is a whole different mental shift than just, “Okay, I am going to go and find a property, and if I get a good enough deal, then maybe I can sell it.”

Kent: This is the thing that holds up, like you said; it is a really good point. It holds up a lot of people from getting involved in real estate investing because they have that fear right there. It’s paralyzing, and very few people make it through that. When you have that kind of confidence, because you have taken the time to actually get to know the buyers, like I said before, it’s a relationship type business, the whole business changes, the whole model changes, it is over.

It really is a matter of you going out there and just going after exactly what real buyers with real money that are actively doing it right now anyway without you, that they want to pull the trigger on. They just want to buy more of it, and they’re willing to allow you to go out and get in front of the deal. It becomes very, very exciting at that point.

Sean: Now, I know I can feel it, everybody is asking, “Okay, is this database public?” Meaning have you made it public, or is it just for your own internal business?

Kent: No, no. A little over a year now we have made the database public. We have several thousand people that access it across the country now. They have been wildly successful with it, so we know this not only works for us, but it works for a lot of our clients and students around the country. I tell people all the time, I would love to make this more difficult than it really is. I might make myself sound a lot smarter than I really am. But, the reality is when you get this kind of data in front of you, and you just follow these basic steps of what we are talking about, this becomes really straightforward. So, yes it is available. It is a national database, and it does work in almost every market around the country.
